Partners, Not Money Investors
In a typical real estate deal you have investors and deal makers. Deal makers find the deal and put it together and investors provide the cash. The connection is one of convenience and based solely around the anticipated profits/expenses of the deal.
For our deals, we look for partners.
Partners who share similar values and goals as we do. Hey, we ALL want to make a profit, but we are interested in more than that. The profit goal is a ‘minimum’ for us, not just the end goal.
Partners share:
- Common goals (Make money, save the planet, leave a legacy).
- Revenue (cash flow, equity, sale proceeds, etc).
- Commitment to a selected non-profit (Give apple trees, not apples).
When we find all three elements then we have found a true partner that we want to work with long term. When that happens it’s a beautiful thing…
The Vision (Part 8)
Our work, our strategies are all open source. We freely give our methodology and processes to anyone willing to implement them. We are here to help create change, not hide behind our trade secrets.
The Vision (Part 7)
Our homes are hyper-efficient with optimized systems and appliances. We leverage every potential energy and water conservation opportunities possible. From grey-water to motion sensors, we use every kilowatt, every liter of water efficiently.
The Vision (Part 6)
Our homes are hyper-efficient with optimized systems and appliances. We leverage every potential energy and water conservation opportunities possible. From grey-water to motion sensors, we use every kilowatt, every liter of water efficiently.
The Vision (Part 5)
Inspired Philanthropy- Give apple trees, not apples.
Attached to every project is a partner non-profit. The non-profit gains financial support on a regular, budgeted basis for simply doing good work. 5-10% of the net profits (or cash flow) is donated* to the selected non-profit on a quarterly basis.
Instead of one-time donation checks, the non-profit gains a long term partner that is there to support their efforts.
*Taken from our end, not the investor’s.
The Vision (Part 4)
Our path creates new jobs and supports new, higher-tech green industries. It sets the stage for America to once again be the cutting edge leader in a movement that the world needs.
The Vision (Part 3)
A new type of home that creates an environment where people living in it thrive.
Thriving health, thriving lives. Better air, better sleep, more restorative living.
Less costly to run and easier to maintain.
If people thrive in their homes, they’ll thrive outside…
The Vision (Part 2)
Investors are given a noble vehicle in which to earn revenue and create positive change. Investments are either positive or negative, there is no neutral.
Our investments provide strong returns to 4 groups:
- the investor
- the community
- non-profit beneficiary
- the planet
The Vision (Part 1)
Affordable green homes for everyone. We revitalize existing homes (in any condition) to create hyper-efficient, high-performance green homes.
Green homes:
1. Cost less to operate.
2. Create less impact on the planet.
3. Create healthier living environments.
